Why do two homes on the same street earn different amounts?

Averages mix every listing together, including dated homes with weak photos and hosts who rarely adjust prices. Homes that are cleaned and inspected after every stay, priced night by night and answered quickly earn more reviews, rank higher on Airbnb and fill more nights.

That is why our estimator asks about a pool and a remodel: both move the nightly rate a guest is willing to pay.

Is that gross income or profit?

Gross. Out of the booking income come the costs of running the home:

  • Platform fees on Airbnb bookings.
  • Cleaning and laundry after each stay (often paid by guests through a cleaning fee).
  • Supplies, utilities, internet and streaming.
  • Repairs, wear and tear, and short-term rental insurance.
  • Management, if you hire a company to run it.
  • Hotel tax (TOT) is charged to guests on top of the rate and passed to the city, so it is not income.

How many nights can a Los Angeles home be rented?

In the City of Los Angeles, stays under 30 nights are allowed only in the host's primary residence with a Home-Sharing registration, up to 120 nights a year. Hosts who qualify for Extended Home-Sharing can host for the rest of the year. Other cities in Los Angeles County set their own rules, so the address decides what is possible.
