ADU and guest house rental management in Los Angeles

Villa Home Studios manages ADUs and guest houses in Los Angeles as short-term rentals. We first check whether your ADU qualifies under the City's Home-Sharing rules, then run the listing, guests, cleaning, supplies and repairs. Because we come from construction, we know how a backyard unit is built and how to keep it in shape.

Why owners hand us their ADU

Can I Airbnb my ADU in Los Angeles?

Sometimes. Under the City's 2026 Home-Sharing guidelines, an ADU whose building permit application was submitted on or after January 1, 2017 can be registered only if it has a Certificate of Occupancy and is the host's primary residence. An ADU without a Certificate of Occupancy cannot be registered.

If you live in the main house, the ADU usually cannot be home-shared for stays under 30 nights in the City of Los Angeles. Rules differ in other cities, so we check your exact address.

What does an ADU earn as a short-term rental?

It depends on the area, size and finish. Our estimator uses an October 2026 market table built from public data (AirDNA, Rabbu, AirROI and others) to give a monthly range for your ZIP code and bedroom count.

Common questions

Can an ADU be a short-term rental in the City of Los Angeles?

Only if it qualifies for Home-Sharing: newer ADUs (permit application on or after January 1, 2017) need a Certificate of Occupancy and must be the host's primary residence. We check eligibility before listing.

How much does Villa Home Studios charge?

Every home is different, so we tailor the arrangement to yours. We walk you through it on a first call and agree on everything in writing before we start.

Do you handle a studio or one-bedroom ADU?

Yes. Our estimator covers studios through large homes, and we manage units of any size.

Who fixes things in the ADU?

We arrange small repairs and restock supplies, and every repair is judged by people with a building background.
