What should the fee include?

For full-service management, expect all of this to be part of the percentage:

  • The listing, photos and nightly pricing on Airbnb and other channels.
  • Every guest message, check-in help, house rules and reviews.
  • Scheduling and checking the clean after every stay.
  • Restocking supplies and arranging small repairs.
  • Registration numbers on listings and hotel tax on bookings the manager takes outside Airbnb.
  • Monthly statements, ideally with a live view of bookings and payouts.

What other costs does a Los Angeles owner pay?

On top of the management fee, owners usually cover:

  • Furnishing and setup for a new listing, often paid back from early bookings.
  • Supplies, utilities, internet and streaming.
  • Repairs and wear and tear, plus short-term rental insurance.
  • Airbnb's host service fee on each booking.
  • City registration fees, such as the City of Los Angeles Home-Sharing registration.
  • Hotel tax (TOT) is charged to guests and passed to the city, so it is not a cost to the owner when it is collected properly.

How do I compare two management offers?

Put them side by side on the same booking income and ask each company:

  • Is the percentage taken on gross bookings or after costs?
  • What exactly is included, and what is billed extra?
  • Who pays for setup and furniture, and how is it paid back?
  • How long is the first term, how much notice ends it, and is there a cancellation fee?
  • Can I see every booking, payout and expense as it happens?
  • How do you keep my home within my city's short-term rental rules?
